One sea-facing room finished by Trussardi Casa, and the lowest published price into freehold at Mira Ocean Estates: from AED 550,000.
Everything in the Trussardi studio happens in one room, which asks more of the interior than any other plan does. The bed, the sofa, the dining table and the kitchen share a single view of the Arabian Sea, so the Milanese character of the collection is taken in at a glance rather than room by room.
That is where the Trussardi Casa register earns its place at this size. Warm woods, natural stone and fine Italian leather, set in balanced proportions, give a single volume a settled feel that a busier scheme would crowd out. The house, which has worked from Milan since 1911, supplies the room itself, down to the plates in the cupboard, before the keys are issued.
The studio is the plan most often bought to let, and the reasons are practical. It is the smallest outlay, the quickest to turn round between stays, and the natural fit for a couple or a lone visitor spending a week of khareef in Salalah. The hotel's rental management can take it on from handover in Q4 2028.
Against its neighbours the choice is narrow. The Richmond studio carries the same published price and the same package in a more graphic interior line, so that decision is one of taste. The Trussardi one-bedroom, at AED 1,100,000, adds a door between sleeping and living for twice the money. A buyer who does not need that door is buying the studio for the right reason.
Investment case
The studio is the least expensive way to own a Trussardi Casa interior on the Arabian Sea, and nothing in its specification is scaled back to reach that price. What is smaller is the room, not the finish.
The furniture, lighting, kitchen and linens in the studio are the same Trussardi Casa pieces specified for the two-bedroom, so a buyer entering at AED 550,000 is not accepting a lighter interior than the rest of the collection.
On the studio's starting price the 50/50 plan asks AED 275,000 across construction, in stages of AED 55,000 or AED 27,500, and the other AED 275,000 when the residence is handed over furnished in Q4 2028.
A single sea-facing room with its own kitchen is the shape a couple on a short khareef visit books. That is why the studio, more than either larger Trussardi plan, is bought to hand to the hotel's rental management.
The studio is held on the same registered freehold title as a private villa in the community, open to every nationality because Hawana Salalah is an Integrated Tourism Complex under Royal Decree 29/2018.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
In a studio the whole interior is seen from the door, so each design decision counts for more. The Trussardi Casa character, balanced proportions in warm woods, natural stone and Italian leather, is a calm one, and calm is what a single volume needs: the sleeping corner and the living area share one palette rather than competing, and the water outside stays the dominant thing in view. The finish shows most in what a guest touches first, the wood, the leather and the stone, which is why the house specifies them rather than leaving them to an owner.
Three buyers, mostly. The first wants a lettable residence at the lowest entry into the community and will rarely stay in it. The second is a single owner or a couple who come for part of the khareef and leave the residence with the hotel for the rest of the year. The third is buying for a grown child, or as a first property abroad. None of them needs a separate bedroom, and each would be paying for floor space they would not use in the one-bedroom.
The Trussardi one-bedroom costs AED 1,100,000, exactly double, and the extra AED 550,000 buys a sleeping room behind its own door, finished to the same Trussardi Casa scheme. That matters when two people stay for weeks, or when one of them wants to close a door on the other's evening. It matters far less for a residence let mostly by the night. Some buyers weigh two Trussardi studios against one one-bedroom at the same total; that doubles the lettable units, and also the running costs and paperwork.
Both start at AED 550,000, both are single sea-facing rooms and both arrive with a full Italian-made package, so neither price nor plan separates them. The interior does. Trussardi Casa is the quieter scheme, in wood, stone and leather; the John Richmond studio is sharper and more graphic, with clean lines set against layered textures. An owner letting the studio may prefer the room fewer guests will find too strong. An owner using it personally should simply choose the room they would rather wake up in.
The developer has released the studio's price but not its floor area, its bathroom arrangement, or which floors and buildings the studios occupy. None of that appears here because none of it has been issued. Ask for the plan of the particular Trussardi studio you are considering, its floor and its current price, in writing, before placing the AED 55,000 Expression of Interest. A dated written answer is also what the finished residence can be checked against at handover.
