A bedroom behind its own door beside a sea-facing living room, both finished by Trussardi Casa. The Trussardi one-bedroom, from AED 1,100,000.
The one-bedroom is where a Trussardi residence stops being a single room. Living, dining and the kitchen share the sea-facing volume, and the bed moves behind a door of its own. That one wall changes who the plan is for: a couple can stay a month without living on top of each other, and one person can read in the living room while the other sleeps.
Trussardi Casa treats the two rooms as one scheme. The warm woods, natural stone and fine Italian leather that define the collection carry through from the living room into the bedroom, so the door divides the space without dividing the interior. The linens on the bed and the tableware in the kitchen come from the same Milanese house as the sofa, and all of it is in place before handover in Q4 2028.
At AED 1,100,000 the plan sits between the collection's other two prices, AED 550,000 above the studio and AED 700,000 below the two-bedroom. It is the Trussardi plan that serves both ways of using a residence here: lettable to short-stay khareef visitors, and roomy enough for an owner who stays for a season or lets to a longer tenant outside it.
Its only direct rival in the community is the Richmond one-bedroom, at the same price, with the same separated plan and the same package, drawn in John Richmond's more graphic line. A buyer who has already settled on one bedroom is really choosing between two interiors: Trussardi's quieter wood-and-stone room, or Richmond's sharper one.
Investment case
The one-bedroom adds what a studio cannot offer, a closed bedroom, while staying AED 700,000 below the two-bedroom. For many Trussardi buyers it is the plan that balances their own use against letting.
Sleeping sits apart from living, which is what lets two people stay for weeks rather than days. The main sea-facing room stays whole, with the kitchen and the dining table on the same aspect.
Trussardi Casa carries the same warm woods, stone and Italian leather from the living room into the bedroom, so the owner receives one continuous interior rather than a furnished lounge and a plainly fitted bedroom.
The one-bedroom suits a khareef visitor booking by the night and a tenant staying for months, a wider range than the studio's. The hotel offers rental management, with the owner programme's terms confirmed on application.
For buyers who do not need a second bedroom, the one-bedroom delivers the same Trussardi Casa finish and the same beachfront address as the two-bedroom at AED 1,100,000 rather than AED 1,800,000.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
In the studio every activity shares one view. In the one-bedroom the bed goes behind a door, and the main volume becomes a proper living and dining room facing the Arabian Sea. For an owner that means an early riser and a late sleeper can coexist. For letting it means the residence is presented as two rooms, which takes it from a place for a short stay to a residence a guest can settle into for a fortnight of khareef.
The house's register, contemporary Milanese in balanced proportions, suits a bedroom well: warm woods, soft Italian leather and natural stone make a room that reads as rested rather than decorated. The bed linen is part of the package, supplied by Trussardi Casa with the furniture and the lighting, so the bedroom is ready for its first guest on the night of handover rather than after a shopping trip. The living room beyond keeps the same materials, which is why the plan feels like a single residence.
The studio, at AED 550,000, is the sharper tool if the aim is purely short-stay letting, because it costs half as much and a lone visitor rarely needs a second room. The one-bedroom earns its extra AED 550,000 when the owner will use it: two people staying for a month, a parent visiting, or a working week in Salalah when one room has to be quiet. If you are unsure which you will do more of, the one-bedroom is the more forgiving purchase.
Moving up to the two-bedroom costs a further AED 700,000, taking the price to AED 1,800,000. The second bedroom is what a family, or two couples travelling together, actually need; a couple on their own seldom does. Before paying for it, ask how many nights a year the second room would be slept in. For a household relocating to Salalah the answer justifies the step. For a seasonal owner who lets the residence for the rest of the year, the one-bedroom usually covers the use.
On the starting price the 50/50 plan asks AED 110,000 on booking and the same again when the sales and purchase agreement is signed forty-five days later. AED 55,000 follows at the six-month mark and again at twelve, then AED 110,000 at eighteen months and at twenty-four, so AED 550,000 is paid while the building rises. The balance of AED 550,000 falls due at handover in Q4 2028. The 3% transfer fee on registration comes to AED 33,000 at this price.
The one-bedroom's floor area and bathroom count are not in the developer's schedule, and nor is the distribution of one-bedroom units across floors and buildings. This page does not estimate any of them. When you enquire, ask for the plan of the specific Trussardi one-bedroom, its floor and its current price, and have them confirmed in writing before the AED 55,000 Expression of Interest is placed.
