One-bedroom residences start at AED 1,100,000 and come ready to occupy, with an interior that would usually be a separate project — Italian-made, fitted in place, on a private beach inside an Integrated Tourism Complex.

The one-bedroom plan puts the bedroom in its own volume without breaking the sea aspect across the living space. It is the smallest residence at Mira Ocean Estates that works for a couple staying for a season rather than a week, and the smallest that a tenant will typically take on a twelve-month lease rather than a short let.
Two interior collections offer the plan. The Trussardi Residences are fitted out by Trussardi Casa, the interiors arm of a Milan house dating from 1911 — restrained, natural stone, layered textures. The Richmond Residences are designed by John Richmond, working since 1982, and read sharper and more graphic. The specification level is identical; only the temperament differs.
The step from studio to one-bedroom doubles the entry price. What it buys is not only the extra room — it is access to the long-let market, which prices on bedrooms rather than area, and a resale audience that includes end users rather than only investors.
Against that, the studio carries a lower absolute exposure across a construction period running to Q4 2028. Within the first forty-five days the one-bedroom buyer has put down AED 220,000 across booking and SPA signature, where the studio buyer has put down half that. Whether the larger plan is the better position depends on whether the residence is to be let or held.
Investment case
The one-bedroom sits between the studio's short-stay logic and the two-bedroom's household scale. It can be let by the week in khareef, leased for a year, or kept for a couple's own season, and it is priced for that flexibility.
The separate bedroom is what a couple staying for a month needs and what a studio cannot give them. It is also the smallest plan in the community that a twelve-month tenant will typically consider.
A one-bedroom can be placed with khareef visitors in the season and with longer-let tenants outside it. Having both routes open means the residence does not depend on a single kind of demand.
A studio's next buyer is usually another investor. A one-bedroom also appeals to people who mean to use it themselves, which widens the field of possible buyers when the time comes to sell.
The AED 1,100,000 includes an Italian-made interior by Trussardi Casa or John Richmond. Bought unfurnished, fitting out a separate bedroom and living room to that standard would be a project of its own.

On the plot
A 130-key five-star hotel with a swimming pool, refined dining, an elegant lobby, conference rooms and spaces for private events — open to residents and their guests.
02Private beach access makes the Arabian Sea part of everyday life — a morning swim, an afternoon in the sun, a walk along the shore.
03A beach club sits alongside the private beach, where the community meets the shoreline.
04Diagnostics, wellness check-ups, recovery facilities and spa treatments brought together in one dedicated centre inside the community.
05A double-height gym with free weights and resistance equipment, and a separate matted studio for floor classes.
Hotel-style services
In detail
The buyer this plan is drawn for is a couple who want to spend the khareef by the sea without sharing a single room for six or eight weeks. Salalah is around two hours by air from Dubai and an hour and a half from Muscat, and the airport is twenty-five minutes from the community, so a long weekend is as practical as a whole season. In the months the couple are away, the residence can be handed to the professional rental management that runs off the hotel.
Moving from the studio to the one-bedroom adds AED 550,000 and doubles the price. The additional money pays for a separated sleeping room, a route into longer lets that price on bedroom count, and a broader resale audience. It does not buy better finishes, a better beach or a different level of service: the interior contract, the hotel servicing and the freehold title are identical across the two plans. A buyer who only needs somewhere to sleep between beach days would be paying for space they will not use.
The next step, to the two-bedroom at AED 1,800,000, costs a further AED 700,000. That is where the plan stops being a couple's address and becomes one for a family, or for owners who regularly host. The honest question is whether a second bedroom would be used by people or only by luggage. If the residence is mainly for letting, the one-bedroom commits less capital to the same beachfront, the same services and the same interior houses.
Both collections offer the one-bedroom at the same starting price and with the same scope of furnishing, so the choice is one of temperament. Trussardi Casa works in warm woods, natural stone and fine Italian leather, with balanced proportions. John Richmond sets clean lines against layered textures, in a character the designer calls expressive and made for coastal living. An owner who will spend their own season in the residence should pick the interior they would rather wake up in.
On the starting price, booking and SPA signature take AED 220,000 between them within forty-five days. The four construction instalments at six, twelve, eighteen and twenty-four months add AED 330,000, and AED 550,000, half the price, is due at handover in Q4 2028. That handover balance equals the cost of a whole studio, which is a useful measure of what the plan asks of a buyer at completion. The 3% transfer fee on AED 1,100,000 is AED 33,000.
