A studio at Mira Ocean Estates is a single-volume residence facing the Arabian Sea, handed over complete. Everything inside it — the furniture and lamps, the kitchen with its appliances, bed and table linen, the plates and glasses — is chosen and fitted by the interior house before the keys change hands: Trussardi Casa in the Trussardi Residences, John Richmond in the Richmond Residences.
That matters more at this price point than at any other. On a conventional off-plan studio the furnishing budget is a second cost, borne after handover, at a moment when the buyer has just paid the balance. Here it is inside the AED 550,000.
Studios and one-bedroom residences are the units that let most reliably in a beachfront community with a hotel attached, because they match the length of stay the market actually books. Salalah's khareef season — roughly 21 June to 21 September, when the monsoon turns Dhofar green and Gulf visitors arrive in volume — concentrates that demand into a defined window.
The 130-key five-star hotel at the centre of the community supplies the housekeeping and concierge infrastructure that makes short-letting practical without an owner managing it directly.
What has not been published is the floor area schedule. Mira Developments has released the starting price but not the square footage, and this page will carry the areas as soon as they are issued rather than estimate them.
Investment case
At AED 550,000 the studio is the lowest published price in the community, and it buys exactly what the larger plans buy in title, servicing and interior. What changes is the size of the commitment, not its quality.
The studio carries the same registered freehold deed as a villa in the same community. A non-GCC buyer holds it in their own name, with no local partner, from the lowest published price at Mira Ocean Estates.
Booking and SPA signature together take twenty per cent of the price, which on a studio comes to AED 110,000 across the first forty-five days — the smallest opening outlay of any plan in the community.
Salalah's visitors stay an average of 5.6 nights. One sea-facing room with its own kitchen matches that booking length closely, which is why the studio is the plan most often bought to let.
The interior package sits inside the AED 550,000, so a studio can go to rental management on the day of handover in Q4 2028 without a second spend at the most stretched point of the purchase.

Hotel-style services
In detail
The studio tends to suit three kinds of buyer. The first wants exposure to Salalah's visitor market at the lowest ticket in the community and intends to hand the residence to professional rental management from the start. The second lives elsewhere in the Gulf and wants a khareef bolt-hole for a few weeks each summer, content to let it for the rest of the year. The third is assembling more than one unit and values a holding that can later be sold off one studio at a time rather than as a single larger residence.
The one-bedroom costs AED 1,100,000, exactly twice the studio, so the same outlay buys either one one-bedroom or two studios. Two studios can be let to two separate parties in the same week, or one kept for personal use while the other is booked. The one-bedroom offers a closed door between sleeping and living, which matters to a couple staying for weeks rather than days and to a longer-let tenant. Neither is right in general; the answer depends on whether the residence will mostly be occupied by its owner or by guests.
A studio is a seasonal residence. It works for one person or a couple arriving for part of the khareef, when Dhofar is cool and green while the rest of the Gulf is at its hottest, and it is not drawn as somewhere to live all year. A buyer who expects to relocate to Salalah should start with the two-bedroom instead. Used seasonally, the studio's empty months are the months it can be placed with the community's rental management, run off the hotel's housekeeping and concierge.
Mira Developments has published the studio's starting price but not its floor area or its bathroom specification, and this page will not estimate either. A buyer comparing it with studios in Muscat or Dubai should ask for the plan of a specific unit before reservation. AED 550,000 is a starting figure, and the price of any particular unit is confirmed against current availability rather than assumed from the headline.
At the starting price the 3% transfer fee on registration comes to AED 16,500. Legal fees vary and are worth paying for, because Royal Decree 79/2025 rewrote Oman's real estate law from March 2026 and an SPA should be read against the new statute. Service charges are set for the community and confirmed on application. Furniture is the cost that never appears: on the studio it is inside the price, not an invoice arriving just after the AED 275,000 handover payment.
