Two bedrooms is the threshold at which a beachfront residence stops being a place to spend the khareef and starts being somewhere a family can live. It is also the point at which the turnkey furnishing package stops being a convenience and starts being a material saving — a fully specified two-bedroom interior, Italian-made and installed, is a six-figure line item bought separately.
Both interior collections offer the plan. The residence is delivered with furniture, lighting, the kitchen and its appliances, linens and tableware in place.
Mira Ocean Estates covers 9.3 hectares of beachfront in twenty-eight buildings, holding 222 apartments, 21 villas and 20 townhouses around a hotel of 130 keys. A two-bedroom owner uses the same private beach, beach club, central pool, premium gym and medical wellness centre as a villa owner, and the same five-star concierge and housekeeping.
Salalah International Airport is twenty-five minutes away. The community sits adjacent to Hawana Salalah's marina.
Floor areas have not been published. Mira Developments has released the starting price for this plan but not the schedule of areas; both are confirmed on application.
Investment case
The two-bedroom is where Mira Ocean Estates stops selling a season and starts selling a household. It is the largest apartment plan in the community, and the only one sized for a family or for owners who host.
A second bedroom takes the residence from a couple's address to one that works for a child, a visiting parent or a home office, without giving up the beachfront or the hotel services.
A two-bedroom owner uses the same private beach, beach club, central pool, gym and medical wellness centre as a villa owner, with the maintenance of an apartment rather than a private pool and garden.
Two bedrooms mean the largest Italian-made furnishing package of any apartment here, supplied and installed by Trussardi Casa or John Richmond. It is the plan on which buying furnished saves the most time and effort.
Khareef draws visitors from across the GCC between June and September. While the owner is away, a two-bedroom suits a visiting family or group better than a smaller plan, which widens who it can be let to.

On the plot
A 130-key five-star hotel with a swimming pool, refined dining, an elegant lobby, conference rooms and spaces for private events — open to residents and their guests.
02Private beach access makes the Arabian Sea part of everyday life — a morning swim, an afternoon in the sun, a walk along the shore.
03A beach club sits alongside the private beach, where the community meets the shoreline.
04Diagnostics, wellness check-ups, recovery facilities and spa treatments brought together in one dedicated centre inside the community.
05A double-height gym with free weights and resistance equipment, and a separate matted studio for floor classes.
Hotel-style services
In detail
The two-bedroom is drawn for a buyer who intends to live at Mira Ocean Estates rather than visit it: a family relocating to Salalah, a couple who want a spare room for children and grandchildren, or someone who needs a room to work from. Salalah has a working economy beyond the season, with an international airport, a free zone and one of the world's busiest transshipment ports, so a year-round address here is a practical proposition rather than only a holiday one.
A studio or one-bedroom is usually occupied by its owner for part of the khareef and let for the rest. A two-bedroom bought as a home reverses that pattern: it is lived in through the warm, dry months outside the monsoon, and the owner decides each year whether to stay for the green season or let the residence to a visiting family. The hotel operation covers either mode, with housekeeping, concierge and on-call maintenance whether the owner is in residence or abroad.
The step up from the one-bedroom is AED 700,000, from AED 1,100,000 to AED 1,800,000. That is a smaller proportional jump than the doubling from studio to one-bedroom, and it buys the one thing the smaller plans cannot supply: a second private room. For a couple who will only ever occupy the residence themselves, that room may stand empty for most of the year. For anyone hosting, or planning to live here, it is the difference between a residence that fits and one that does not.
Above the two-bedroom the community changes product. Twenty townhouses and twenty-one villas add private outdoor space, and the villas a private pool, but their prices and bedroom schedules are released only on application. That makes the two-bedroom the largest home at Mira Ocean Estates with a published price. A buyer choosing between it and a townhouse is weighing a known figure against more ground and more privacy, along with the upkeep that comes with both.
Twenty per cent at the start, AED 360,000 on the starting price, is split between booking and SPA signature forty-five days apart. Construction instalments up to month twenty-four add AED 540,000, and AED 900,000 falls due at handover in Q4 2028. The 3% transfer fee on registration comes to AED 54,000. A family buying to relocate can time the move to the handover itself, since the residence is furnished and ready to occupy from the day the keys are issued.
