The headline price is not the cost. These are the additional items on an Omani purchase, and the one significant item that is already inside the price here.
Transfer fee
3% of purchase value, payable on registration of title.
Legal fees
Variable. Given that Royal Decree 79/2025 rewrote the governing law in 2026 and its executive regulations were still landing within the following year, this is not the line to economise on.
Service charges
Set per community and confirmed on application. At Mira Ocean Estates the charge supports a serviced community with a 130-key five-star hotel, a beach club, a medical wellness centre and spa, a central pool and a gym — a higher service level than an unserviced scheme, and priced accordingly.
The cost that is not there
Furnishing. Every residence at Mira Ocean Estates is handed over fully furnished — furniture, lighting, kitchen equipment, appliances, linens and tableware, Italian-made and installed.
On a conventional off-plan purchase that is a separate project falling due immediately after the completion payment, which is the most stretched moment in the transaction. Here it is inside the AED 550,000.

This is general information, current at the date shown, and not legal advice. Omani real estate law was substantially rewritten by Royal Decree 79/2025, in force from March 2026. Take a written opinion from Omani counsel before contracting.
