The community is planned to the water. Aspect is the organising decision behind the plans, not a premium bolted onto some of them.

In the studio the sea is the whole outlook, because there is one volume. In the one-bedroom the sleeping space is separated without breaking the aspect across the living volume. In the two-bedroom plan the living space keeps the frontage and the second bedroom takes the return.
That sequence is the reason the plans read as a range rather than as the same apartment at three sizes.
Trussardi Casa works in natural stone and layered texture, in a palette taken from the shoreline. John Richmond runs sharper and more graphic. Both are delivered complete, Italian-made, installed before handover.
Specific floor levels and orientations are allocated on release. Availability against a preferred aspect is confirmed on enquiry.
Investment case
The sea view here follows from how the community is drawn, not from a line on the price list. What makes it worth weighing is how it serves the owner who lives with it and the guest who rents it.
The master plan is organised around its Arabian Sea frontage, with the central pool running along its spine towards the shore. Apartment aspect follows that axis rather than being a feature a few units happen to get.
For a residence placed into rental, the view is part of what a guest is buying, alongside the Italian interior and the hotel's service. Aspect is a letting decision as well as a personal one.
Through the khareef the window shows low cloud, mist and a green escarpment inland; for the rest of the year, clear sky over a warm sea. The same outlook changes character completely across twelve months.
Sea-facing residences begin with the furnished studio at AED 550,000 and run through the one-bedroom at AED 1,100,000 to the two-bedroom at AED 1,800,000. The view is available at every published price.

Hotel-style services
In detail
Mira Developments allocates floor levels and orientations as each release is made, so the precise outlook of a residence is confirmed against a specific unit rather than promised in general. A buyer who cares about a particular view should say so at the first conversation: the height they want and the direction that matters to them. The reservation fixes the building, floor, plan and aspect together, which is why the preferred outlook has to be settled before the booking instalment is paid rather than negotiated afterwards.
The plan types and their starting prices are published; floor areas, bathroom counts and full floor plans are not yet public and are released on application. For a sea view purchase that gap matters, because the width of the frontage and the depth of the room behind it decide how much of the water each space actually sees. Ask for the plan of the specific residence on offer, marked with its orientation, and have it attached to the sale and purchase agreement so that the aspect reserved is the aspect received.
The studio gives the view to the whole residence at once, which suits a single occupant or a rental guest. The one-bedroom separates the sleeping space while keeping the sea across the living volume, so the bedroom can be closed off without losing the outlook where the day is spent. The two-bedroom holds the frontage for its main living area and gives the second bedroom the return, which makes it the plan for a household spending whole seasons in residence rather than a week.
The two interior houses read differently against the same horizon. Trussardi Casa's register is contemporary Milanese, with warm woods, natural stone and fine Italian leather, a palette that settles into the shoreline. John Richmond frames the view with clean lines over layered textures, a sharper setting for the same sea. Neither collection changes the aspect, the price or the specification. The choice is about which interior a buyer wants to look out from, and both are installed complete before handover in Q4 2028.
Sea-facing rooms take the full measure of the Dhofar climate. From late June to late September the monsoon brings low cloud and drizzle, the outlook turns soft and grey, and the escarpment behind the city goes green. The rest of the year is warm, dry and bright, with strong light coming off the water. An owner who uses the residence in both seasons gets two quite different views from the same window, and an owner who lets it is offering guests a choice between them.
