A Richmond one-bedroom puts a door between sleeping and living, with John Richmond's interior in both rooms. Listed from AED 1,100,000.
The one-bedroom is the plan where John Richmond's interior stops being a single room and becomes a sequence: an open living and dining space on the Arabian Sea side, and a separate bedroom behind it. The designer has two moods to set rather than one, a sociable room and a private one, and the package covers both. It is also the smallest Richmond plan in which an owner and a guest can share the residence without sharing a room.
His character, clean lines laid over layered textures, carries through each space. For a buyer comparing collections, this is the size at which the contrast with the Trussardi one-bedroom is easiest to judge, because each design house has to handle both a living room and a bedroom. Trussardi Casa's answer is warm and measured; John Richmond's is sharper and more expressive.
The listed price is AED 1,100,000, double the Richmond studio and AED 700,000 below the Richmond two-bedroom. It is the middle of the collection in more than price: large enough to live in for a whole khareef, compact enough to let easily while you are away, and one of the two plans the developer points to for rental and professional management.
Neither the floor area nor the number of bathrooms has been published for this plan, and the schedule does not say which building or floor it sits on. The price is the schedule's starting figure rather than a confirmed quote. Ask for the current figure, and whether a Richmond one-bedroom can be reserved now, in writing.
Investment case
The Richmond one-bedroom sits in the middle of the collection's three sizes. It is the first plan with a separate bedroom, and at AED 1,100,000 it balances an owner's own use against letting better than either of its neighbours.
The bedroom is its own room, apart from the open living and dining plan. That lets one person sleep while another uses the living space, which no studio can offer at any price.
John Richmond sets the living room and the bedroom as separate interiors, each with his furniture, lighting and linens installed. Seeing how one designer handles a public room and a private one is the clearest test of his line.
A separate bedroom widens the guests a residence can take beyond solo travellers, and comfortably holds an owner for a full khareef season. The hotel's rental management covers the months in between.
On the 50/50 plan the one-bedroom asks AED 110,000 at booking and the same at SPA signing, then AED 55,000 at six and at twelve months. AED 550,000 is due at handover.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
The two one-bedroom plans are listed at the same AED 1,100,000 and delivered to the same furnishing scope, so the comparison is purely one of interior. With two rooms to design, each house shows its range. Trussardi Casa carries warm woods, natural stone and fine leather from living room to bedroom in balanced proportions. John Richmond plays clean lines against layered textures and gives each room more edge. If you will be the main occupant, pick the one you would rather wake up in; if guests will, pick the one they would book.
Moving from the Richmond studio to this plan adds AED 550,000 on the listed figures. The money buys separation rather than a different kind of residence: the same sea aspect, the same hotel services and the same designer, with the bed out of the living room. Buyers who expect to spend more than a few nights at a time in Salalah, or to bring someone with them, tend to find that the partition earns its cost in comfort even where letting income alone would not justify it.
The Richmond two-bedroom is listed at AED 1,800,000, AED 700,000 more than this plan. It is the right step for a household, or for an owner who wants a guest room that stays theirs while the residence is in use. For a couple, or for a buyer who will let the residence for most of the year, the one-bedroom usually covers the need, and the saving can stay uncommitted until the unpublished floor areas of both plans are compared side by side.
Half of the AED 1,100,000, which is AED 550,000, is spread across construction: AED 110,000 at booking, AED 110,000 at SPA signing forty-five days later, AED 55,000 at six months, AED 55,000 at twelve months and AED 110,000 each at eighteen and twenty-four months. The other AED 550,000 is due at handover in Q4 2028. The 3% transfer fee on registration comes to AED 33,000 at the listed price. The AED 55,000 Expression of Interest comes first; confirm how it is credited.
The schedule gives this plan a starting price and a bedroom count and nothing more precise. The interior area, the bathroom count and the position within the three apartment buildings are unpublished, and this site does not confirm the Richmond collection's current release status. Before placing the Expression of Interest, ask the sales team for the current price of a Richmond one-bedroom, whether one is open for reservation, and its floor plan, and keep their answers as a dated written record.
