Oman Residency and Tax for Property Owners

Property ownership can carry an Omani residence permit, and Oman levies no inheritance tax. The tiers are real; the thresholds attached to them are stated inconsistently across the market, and that is worth knowing before you buy on the strength of one.

The tiers

Why this page states a range and not a number

Marketing material for Omani property routinely leads with "renewable residency of up to ten years". Sales decks circulating for this project have quoted a renewable two-year permit. Both describe real things: the property-owner permit is commonly issued on a renewable two-year basis, while investor residency has longer tiers gated on the value of the investment.

The problem is the gap between them. A buyer told "up to ten years" who receives two has been mis-sold, and neither figure means anything without the qualifying threshold attached to it.

So this page does not pick a side. It states the structure and tells you to get the tier confirmed in writing against your specific purchase before you treat residency as part of the deal.

If residency is your reason for buying, settle the tier before you settle the unit. It is the one part of this transaction that a brochure cannot answer.

Taxation

Oman offers a low-tax environment for property owners. There is no inheritance tax, which simplifies long-term holding and the transfer of the asset between generations.

Individual outcomes depend on your circumstances and on your own country's treatment of foreign property. Take advice in both jurisdictions.

This is general information, current at the date shown, and not legal advice. Omani real estate law was substantially rewritten by Royal Decree 79/2025, in force from March 2026. Take a written opinion from Omani counsel before contracting.

Common questions

Does buying at Mira Ocean Estates give me residency in Oman?
Property ownership may qualify a buyer for a renewable Omani residence permit. Tiers run from a standard renewable two-year property-owner permit up to ten-year investor residency, depending on the level of investment. Confirm the tier your intended purchase reaches with the sales team and with Omani counsel before relying on it.
Is the residency renewable?
The standard property-owner permit is issued on a renewable basis. Longer investor tiers have their own terms.
Is there inheritance tax in Oman?
No. Oman levies no inheritance tax and is a low-tax environment for property owners.
