Search all residencesTwenty-one, against 222 residences
The ratio is the point. Mira Ocean Estates is building 222 apartments and 21 villas on the same 9.3 hectares. The villas are a short run at the top of a community whose weight sits elsewhere — the structure a beachfront estate uses when it wants a serviced spine and a small number of private-ground houses at the edge of it.
The developer positions them for long-term residents who put privacy first. Each has a private swimming pool, landscaped outdoor space and dedicated parking, and a number of them include a private garage for up to three cars. Premium natural stone, fixtures and the full brand-partner furnishing package are standard.
What a villa owner gets that an apartment owner does not
Private ground, a private pool and separation. What is shared is everything the hotel supplies: the private beach and beach club, the medical wellness centre and spa, the central pool, the gym, and hotel-level concierge, valet, housekeeping, in-residence dining and 24-hour security.
Bedroom counts, plot areas and pricing for the villa schedule have not been published. This site does not estimate them. They are released on application from the Mira Developments sales team, and with twenty-one villas in total that availability moves.
Investment case
Why a villa is the scarcest address at Mira Ocean Estates
Twenty-one villas share a 9.3-hectare beachfront plot with 222 apartments and twenty townhouses. The case for owning one rests on scarcity, private ground and a hotel next door, not on a published price or a yield figure.
A fixed run of 21
The villa count is less than a tenth of the apartment count. On a plot that will not grow, that number cannot change, and every reservation shrinks a supply that was small from the outset.
Pool and grounds of your own
Every villa has a private swimming pool, landscaped outdoor space and dedicated parking. Selected villas add a private garage for up to three cars, something no other home type in the community offers.
A house you need not staff
A villa here is not a standalone house its owner must find people to run. Housekeeping, concierge, valet, in-residence dining and on-call maintenance are supplied by the 130-key hotel inside the same community.
Stone, fixtures, furniture
Premium natural stone, fixtures and the full brand-partner furnishing package come as standard. The villa is handed over with furniture, lighting, kitchen, appliances, linens and tableware already installed.

In detail
Buying a villa in Salalah: what is known and what is not
Who the villas suit
Mira Developments positions the villas for long-term residents who put privacy first, and the specification follows that brief. A private pool and landscaped ground let a household spend most of the day outside shared space, while the beach, the beach club and the wellness centre stay within a short walk. The villa suits a family relocating to Salalah, a Gulf household that wants a khareef home under its own control, or an owner who wants a house on its own ground rather than a unit in a building.
Villa or townhouse
Both are family homes in the same community, and both are priced on application. The difference is land and exclusivity. A villa carries its own swimming pool and landscaped grounds, and selected villas have a three-car garage; the twenty townhouses are described as family-scale homes with more room than an apartment but without a villa's grounds. A buyer choosing between the two should request both schedules together, because neither bedroom counts nor areas have been made public for either.
The unpublished villa schedule
Mira Developments has released no bedroom count, plot area, built-up area or starting price for the villas, and this site will not stand in for the developer with estimates. It describes a single run of twenty-one homes, which is what the source material confirms. Anything quoted to you about a particular villa should come in writing from the developer's sales team, tied to an identified plot, before any reservation money leaves your account.
Letting a villa out
No yield figure is published for the villas, and none is estimated here. What can be described is how letting would work. Salalah draws more than a million visitors a year, concentrated in the khareef months between June and September, and a house with its own pool answers the family and group end of that demand. Rental management is available through the hotel operation, so the villa can be prepared and serviced between stays while its owner is elsewhere.
Paying for a villa
Villas use the same 50/50 structure as the rest of the community. A fifth of the price is paid in the first six weeks, split between booking and the signature of the sale and purchase agreement; four construction instalments bring the total to half by month twenty-four; the remaining half is settled at handover in Q4 2028. Because each villa price is agreed individually, the amounts can only be worked out once a figure is quoted. The 3% transfer fee on registration is calculated on that agreed price.
