The lowest-priced way into the John Richmond collection: one open room on the Arabian Sea, furnished by the designer, listed from AED 550,000.
The Richmond studio puts living, sleeping and a kitchen in a single room, and hands that room over with John Richmond's interior already built into it. There are no internal walls to organise the space, so the furniture does the organising: where the bed sits against the sofa, how the kitchen reads from the window. That makes the designer's hand more visible here than in either of the larger Richmond plans.
The character is the one John Richmond describes as contemporary, expressive and comfortable, with clean lines worked against layered textures. In a single volume that choice carries more weight than usual. A restrained interior can leave a small room feeling plain; a more graphic one gives it a point of view, which is why some buyers take the Richmond studio over its Trussardi twin at an identical listed price.
The schedule this site follows lists the studio from AED 550,000, the lowest figure in the Richmond collection and in the community. The Richmond one-bedroom is listed at AED 1,100,000, so moving up a size doubles the outlay, and for many buyers that gap settles the choice before the design does. The studio is also the plan an owner can most easily hand to the hotel's rental management between visits.
What the listing does not give is the floor area, the bathroom arrangement or which building and floor the studio occupies. Those details, the current price and whether the plan is open for reservation should all come from the sales team in writing before an Expression of Interest is placed.
Investment case
The studio is the smallest Richmond plan and the lowest listed price at Mira Ocean Estates. What it buys is the full John Richmond interior, the beachfront address and hotel servicing, compressed into one room that is simple to hold from abroad.
Listed from AED 550,000, half the figure for the Richmond one-bedroom. The saving keeps the same freehold title, private beach access and hotel-run services the larger Richmond plans carry, and gives up only the separate rooms.
With no internal walls, the studio relies on its furniture to shape the space, and every piece of it is specified by John Richmond. His line reads more directly here than in a plan divided into rooms.
Visitors to Salalah stay an average of 5.6 nights, the length of trip a single room handles well. The hotel's rental management can let the studio between an owner's own visits without a local agent.
On the 50/50 plan the studio's booking and SPA payments are AED 55,000 each, with AED 27,500 at six and at twelve months. Half the price, AED 275,000, waits until handover in Q4 2028.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
Both studios are listed from AED 550,000, both are single rooms with an Arabian Sea aspect, and both arrive with an Italian-made package installed. The difference is the hand that drew them. Trussardi Casa's studio settles into warm woods, stone and leather in balanced proportions. John Richmond's sets clean lines against layered textures and is the more expressive of the two. In a room where every piece is visible from the door, that difference is harder to ignore than it would be across three or four rooms, so study both sets of interior images before choosing.
The step from the Richmond studio to the Richmond one-bedroom costs AED 550,000 on the listed figures, the price of a second studio. What it buys is a door between sleeping and living, which matters to anyone staying longer than a week or sharing the space. For an owner who comes for part of the khareef and lets the residence for the rest of the year, the studio usually does the job. For a couple who will spend whole seasons in Salalah, the partition is worth pricing seriously.
Three kinds of buyer tend to reach this plan. The first wants a lettable residence at the lowest listed entry and would rather a guest remembered the interior. The second wants a base for the khareef, June to September, and has no use for a spare room. The third is testing Salalah before committing to something larger, and wants a holding that can be let or sold without a fit-out. None of them needs space for a household; a buyer who does should look at the Richmond two-bedroom instead.
The studio's floor area and bathroom arrangement have not been published, and nor has its position among the community's three apartment buildings. The AED 550,000 comes from the residence schedule this site is built from, and published sources have not agreed on how the Richmond collection is being released, so this page does not say whether a studio can be reserved today. Ask the sales team for the current price, the plan's area and its availability, and keep the answers in writing.
The AED 550,000 splits evenly between construction and completion. Booking and SPA signing, forty-five days apart, take AED 55,000 each; six and twelve months after booking take AED 27,500 each; eighteen and twenty-four months take AED 55,000 each. The remaining AED 275,000 falls due at handover in Q4 2028. Registering the title adds a 3% transfer fee, which is AED 16,500 at the listed price. The Expression of Interest is AED 55,000, and it is worth asking how it is credited against the booking instalment.
