Inside an Integrated Tourism Complex, a foreign buyer holds the same registered freehold title an Omani buyer holds — a mulkiya in their own name. Outside one, a non-GCC national generally cannot buy freehold at all. The address is not a preference; it is the eligibility.
Hawana Salalah is an established ITC with a marina and existing hotel operation, which is a materially different proposition from buying into a designation that exists on paper.
Mira Ocean Estates occupies 9.3 hectares of Arabian Sea beachfront adjacent to the marina. Twenty-eight buildings hold 222 apartments, 21 villas and 20 townhouses alongside a 130-key five-star hotel, a medical wellness centre and spa, a waterfront beach club and private beach access.
Each residence is completed with its interior already in place: Italian-made furniture and lighting, a fitted kitchen with its appliances, and the linens and tableware, to designs by Trussardi Casa and John Richmond. Keys are due in Q4 2028, with the price split evenly between construction and handover.
Salalah International Airport is twenty-five minutes away.
Investment case
Hawana Salalah is not a plot waiting for a masterplan. It is a resort destination already trading, with a marina, hotels and waterways, and its ITC status is what lets any nationality own inside it.
The ITC designation is the reason a British, Indian or German buyer can register freehold here at all. Buying inside Hawana Salalah settles the eligibility question before any other question is asked.
Hotels, restaurants, cafés, retail, water activities and a superyacht marina already operate around the community, linked by lagoons and waterways. A buyer joins an established destination rather than waiting for one.
Mira Ocean Estates takes 9.3 hectares of Arabian Sea frontage next to the Hawana Salalah marina, with private beach access, so both the open shore and the harbour are on the doorstep.
The community's own 130-key hotel supplies concierge, housekeeping and round-the-clock security to every residence, and gives owners who let an operation already staffed to let through.

On the plot
A 130-key five-star hotel with a swimming pool, refined dining, an elegant lobby, conference rooms and spaces for private events — open to residents and their guests.
02Private beach access makes the Arabian Sea part of everyday life — a morning swim, an afternoon in the sun, a walk along the shore.
03A beach club sits alongside the private beach, where the community meets the shoreline.
04Diagnostics, wellness check-ups, recovery facilities and spa treatments brought together in one dedicated centre inside the community.
05A double-height gym with free weights and resistance equipment, and a separate matted studio for floor classes.

In detail
Hawana Salalah is an Integrated Tourism Complex on the Dhofar coast: a resort district of hotels, restaurants, cafés, shops and water activities arranged around a superyacht marina and connected by lagoons and waterways. Its ITC designation is what, under Royal Decree 29/2018, allows a buyer of any nationality to hold registered freehold within its boundary. Its centre is ten minutes from Mira Ocean Estates, and the rest of Salalah is a drive away rather than a walk.
The community occupies a beachfront position in the eastern section of the Hawana Salalah master plan, adjacent to the marina. Its 9.3 hectares hold twenty-eight buildings: three apartment buildings, the villas and townhouses, the 130-key hotel, and the building that houses the medical wellness centre and spa. A central pool runs along the spine of the plan towards the shore. The exact plot boundary and the position of individual units are disclosed on enquiry.
A buyer who wants keys immediately has to look at whatever resale stock the ITC holds at the time, and take the specification and condition it comes with. Mira Ocean Estates is the opposite trade: a new residence, off-plan, handing over in Q4 2028, with a choice of plan, collection and floor, the interior package installed and a hotel operation on site from the first day. Half the price is paid across construction and half on handover.
From the community, Hawana Salalah's centre is ten minutes and Taqah thirteen. Salalah International Airport is twenty-five minutes, and from there Muscat is about an hour and a half by air and Dubai about two hours. Inland and to the east lie Wadi Darbat and the Dhofar escarpment, which are at their greenest during the khareef. Al Baleed Archaeological Park, part of the UNESCO Land of Frankincense, is in Salalah city.
Beyond the 3% transfer fee on registration, the recurring cost of owning here is the service charge, which is set for the community and confirmed on application rather than published. It pays for a serviced setting — the hotel's concierge and housekeeping, the beach club, the medical wellness centre and spa, the central pool, the gym and 24-hour security — so it will sit above the charge on an unserviced building. Ask for the current figure before reserving.
