Two collections, one specification

The apartments at Mira Ocean Estates are divided between two interior houses. Trussardi Residences is the collection developed with Trussardi Casa — contemporary Milanese, balanced proportions, warm woods, natural stone and fine Italian leather. Richmond Residences is developed with John Richmond — clean lines against layered textures, expressive and comfortable, drawn for coastal living.

Both are delivered on the same contract: Italian-made furniture, lighting, the kitchen and its appliances, linens and tableware, specified and installed before the keys are issued. Additional world-famous names are set to join the community and remain to be announced.

The schedule

Studios, one-bedroom and two-bedroom residences, and nothing larger. A studio opens at AED 550,000; the one-bedroom opens at AED 1,100,000; the two-bedroom opens at AED 1,800,000. Each is sold on the 50/50 plan and each due for completion in Q4 2028.

Above the two-bedroom the community moves to a different product: twenty family-scale townhouses and twenty-one private villas with their own pools and grounds.

Floor areas have not been published. Rather than estimate them, this site lists them as on application and will carry the schedule as soon as Mira Developments releases it.

What comes with the address

Every residence shares the community's private beach and beach club, the central swimming pool, the medical wellness centre and spa, the gym, the walking paths and the outdoor playgrounds. A 130-key five-star hotel inside the community supplies concierge, valet, housekeeping, in-residence dining, on-call maintenance and 24-hour security, along with professional rental management for owners.

Investment case

Why apartments are most of Mira Ocean Estates

Apartments make up 222 of the community's 263 homes, which puts them at the centre of the offer: the only part of the schedule with public prices, and the widest choice of plan, collection and floor.

Prices on the table

Apartments are the one product here with a price list in public — studios at AED 550,000, one-bedrooms at AED 1,100,000, two-bedrooms at AED 1,800,000 — and each figure already contains the furnishing package.

Two interior houses

Trussardi Casa and John Richmond each design one collection of the apartments. Choosing between them is a matter of interior temperament; the building services, the beach and the title are the same in both.

Lettable on day one

Because each apartment arrives with furniture, lighting, kitchen, appliances, linens and tableware in place, it can take its first guest in Q4 2028 without a fit-out month between completion and income.

Freehold, any passport

Hawana Salalah is an Integrated Tourism Complex, so under Royal Decree 29/2018 an apartment here is registered as freehold in the buyer's own name, whatever their nationality and without a local partner.

In detail

Choosing an apartment in Salalah, plan by plan

Studio, one-bed or two-bed

The three apartment plans answer three different briefs. The studio at AED 550,000 is a single sea-facing volume and the plan most often bought to let. The one-bedroom at AED 1,100,000 puts the bed behind a wall, which suits an owner who will spend weeks at a time in the residence and let it between visits. The two-bedroom at AED 1,800,000 is the largest apartment and the first that works as a household. There is no three-bedroom apartment; a buyer who needs more room moves to a townhouse or a villa.

Apartments against townhouses

An apartment buyer gives up private ground and gains a published price, a lower entry point and the simplest letting proposition in the community. The twenty townhouses offer family-scale space and more privacy, but their bedroom schedule and price are released only on application, so a like-for-like comparison has to wait for those figures. What stays constant between the two is the service layer: the same private beach, beach club, wellness centre, central pool, gym and hotel staff look after both.

Three buildings, one plot

The 222 apartments are held in three buildings within a master plan of twenty-eight on 9.3 hectares of Arabian Sea frontage. The building, floor and aspect of a particular unit are fixed at reservation, when it is held against the 10% booking payment. Floor areas and bathroom counts have not been published for any apartment plan, so this site shows them as on request rather than repeat figures from unconfirmed material. Ask for the plan of the exact unit before you sign the sale and purchase agreement.

What the hotel does for a flat

An apartment owner here does not buy a flat and then arrange services around it. The 130-key five-star hotel on the plot extends concierge, valet, housekeeping, in-residence dining, on-call maintenance and 24-hour security to every residence, and offers professional rental management to owners who want it. For an apartment bought from abroad that is the practical point: the unit can be cleaned, checked and turned round between guests by staff already employed to run a hotel.

Paying for an apartment

The 50/50 plan can be worked through in exact figures for the apartments, which it cannot yet be for the villas or townhouses. On a studio, AED 110,000 falls due within the first forty-five days, a further AED 165,000 across four construction instalments to month twenty-four, and AED 275,000 at handover in Q4 2028. An Expression of Interest is placed with AED 55,000, and a 3% transfer fee is payable when the title is registered in your name.

Questions

What buyers ask

How many apartments are for sale at Mira Ocean Estates?
There are 222 apartments, spread across three buildings. They sit alongside 21 villas and 20 townhouses, making 263 homes in all, with a 130-key five-star hotel on the same 9.3-hectare plot. Availability within the 222 changes as units are reserved, so the current list is confirmed on enquiry.
What is the cheapest apartment at Mira Ocean Estates?
A studio, from AED 550,000. That price includes the full Italian-made furnishing package, so there is no separate fit-out bill at completion. Studios are offered in both the Trussardi and the Richmond collections, and the reservation payment on one is AED 55,000.
Which apartment layouts are for sale in Salalah at Mira Ocean Estates?
Studios, one-bedroom and two-bedroom apartments only. There is no three-bedroom apartment plan in either collection. Buyers who need more than two bedrooms are pointed to the twenty townhouses or the twenty-one villas, whose schedules are released on application.
Are the apartments in Salalah sold furnished?
Yes, all of them. Each apartment is handed over with Italian-made furniture, lighting, kitchen equipment and appliances, linens and tableware already installed, and the cost of that package sits inside the published price rather than on top of it.
When will the apartments at Mira Ocean Estates be handed over?
Handover is scheduled for Q4 2028. The final 50% of the price is paid at that point, and because the apartments arrive furnished they can be lived in or let immediately afterwards. Delay provisions are set in the sale and purchase agreement, which your lawyer should review.
What rental yield do apartments in Salalah make?
No yield figure is published for these apartments, and this site does not estimate one. The demand is described instead: more than a million visitors a year, an average stay of 5.6 nights and a khareef peak from June to September. Professional rental management is available from the on-site hotel.
Can a foreigner buy an apartment in Salalah?
Yes, inside an Integrated Tourism Complex such as Hawana Salalah, where Mira Ocean Estates stands. Royal Decree 29/2018 allows freehold ownership there for any nationality. In most ordinary residential districts of Salalah a non-GCC buyer cannot acquire freehold at all.
Does buying an apartment in Salalah give residency?
It may. Oman grades residency for owners by investment level. At the lower end sits a property-owner permit issued for two years and renewable; at the upper end, investor residency lasting as long as ten years. A studio at AED 550,000 and a two-bedroom at AED 1,800,000 may land in different places, so get the answer for your unit in writing.
How big are the apartments at Mira Ocean Estates?
Floor areas have not been published by Mira Developments for any apartment plan, and bathroom counts are also on request. This site will show the schedule when it is released. Ask for the plan of the specific unit you are considering before signing the sale and purchase agreement.
Should I buy an apartment or a townhouse in Salalah?
Buy an apartment if you want a published price, a lower entry point and the easiest letting proposition. Consider a townhouse if a household needs more space than two bedrooms allow. Townhouse prices and bedroom counts are released on application, so request them before deciding.
