Released on application from the Mira Developments sales team
Twenty-one villas, each with its own pool, landscaped grounds and dedicated parking, finished in natural stone and handed over furnished at Mira Ocean Estates.
The villa is the top of the Mira Ocean Estates schedule and the only home on the plot with water of its own. All twenty-one come with a pool of their own, private landscaped ground and parking set aside for the house. On selected villas that parking becomes a garage taking as many as three cars, and the finishes run to premium natural stone and fixtures.
Inside, the villa is delivered as every home here is: Italian-made furniture, lighting, kitchen equipment, appliances, linens and tableware are in place when the keys are issued. At villa scale that decides whether the owner lives in the house from the first season or spends it commissioning an interior from another country.
The unknowns are the ones a villa buyer asks about first. Bedroom count, plot area, built-up area, pool dimensions, bathroom count, orientation and price are all unpublished, and the developer has not said which of the twenty-one carry the garage. Each is released against a named villa by the Mira Developments sales team. Nothing on this page estimates them.
Set against the townhouse, the next product down, the villa adds the pool, the landscaped grounds, the parking and the garage option, while both share the beach, the beach club, the wellness centre and the hotel. Set against a two-bedroom residence at AED 1,800,000, it swaps a unit in a building for a house on its own ground. It suits an owner who will spend long stretches in Salalah, or a family that wants privacy first and service within call.
Investment case
A villa costs more than anything else in the community, though no figure is published. What it adds over a townhouse is specific and short: water, grounds, parking, on some plots a garage, and stone finishes.
The villa is the only home type at Mira Ocean Estates with a private swimming pool. The central pool, the hotel pool and the sea stay open to villa owners as well, so the private one is an addition, not a substitute.
Some villas add a garage that holds three cars, on top of the parking every villa has. Which plots carry the garage is released with the schedule, so make sure any quote you receive names it.
Each villa has landscaped outdoor space of its own rather than a share of the communal grounds. The area is unpublished, so ask for the plot plan before comparing one villa with another.
Premium natural stone and fixtures are part of the standard villa specification, alongside the Italian-made furnishing package. The named stones and fittings belong in the schedule attached to the sale contract.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
Every one of the twenty-one villas has one, and it is the feature no other home in the community offers. Its size, depth and position on the plot are not published, and neither is whether it faces the sea. On-call maintenance runs from the hotel operation, but no service charge has been published, so ask whether pool care is covered and at what cost. Request the plot drawing with the pool marked on it, because two villas with the same bedroom count can still use their ground very differently.
Dedicated parking comes with every villa. A private garage for up to three cars comes with selected villas only, and the developer has not said which or how many. For a family arriving with its own cars, or an owner who keeps a vehicle in Salalah between visits, that can be the deciding item. Ask the sales team to list the available villas that include the garage, and have the garage written into the specification schedule of the villa you reserve rather than left to a brochure description.
The villa grounds are described as landscaped and private, which separates them from the townhouse outdoor space, described only as private. What is planted, how much of the plot is garden and how much is terrace, and where the boundary sits against the walking paths have not been published. Those are the details that decide how a villa is lived in through the warm, clear winter and the green khareef months. The plot plan and the landscape drawing are the documents to request.
The published villa specification pairs premium natural stone and fixtures with the full brand-partner furnishing package: Italian-made furniture, lighting, kitchen equipment, appliances, linens and tableware. It does not name the stones, the fixture makers or which design scheme applies to each villa. Because a villa is the most expensive home here, the itemised list matters most here too. Have it attached to the sale and purchase agreement, and ask Omani counsel to check it alongside the completion date and the delay provisions.
Both are family homes on the same plot, both are priced on application and both are handed over furnished. The villa adds four confirmed features the townhouse description does not list: a private pool, landscaped grounds, dedicated parking and, on some plots, the three-car garage, with natural stone named in its finishes. The townhouse offers private outdoor space and more room than an apartment. Request both schedules at once, because neither bedroom counts nor areas are public, and the price gap between the two is the real comparison.
Park Lane Premium Properties can ask the Mira Developments sales team for a written quote on a named villa, covering price, bedrooms, bathrooms, plot and built-up areas, garage, orientation and availability. The AED 55,000 Expression of Interest follows once a villa is chosen, then the 50/50 plan runs on the agreed price, with half due at handover in Q4 2028 and the 3% transfer fee at registration. Ask at the same time which residency tier that price reaches, and get the answer in writing.
