Price on request
Released on application from the Mira Developments sales team
The 130-key five-star hotel at Mira Ocean Estates. What a buyer purchases in it — title, personal use, rental terms — has not yet been published.
Of the nine plans on this site, this one is the least defined. The published material describes a 130-key five-star hotel inside Mira Ocean Estates, with a swimming pool, refined dining, a double-height lobby with stone columns and a reflecting pool, conference rooms and spaces for private events. It lists the hotel residences as price on request. It does not say what a buyer receives.
Four things are unpublished, and they are the four that decide the purchase: how the hotel element is titled and registered, how much personal use an owner keeps, the terms of the rental programme, and the price. The size of each key, the hotel operator and a separate opening date are also not stated. This page leaves each of those gaps open rather than filling it with an assumption.
What is known is the operation. The hotel supplies concierge, valet, housekeeping, in-residence dining, on-call maintenance and 24-hour security to every home in the community, and professional rental management is available to owners. Salalah's visitor base, more than a million arrivals a year with a 5.6-night average stay and fifteen airlines serving seventeen direct destinations, is the trade a hotel of this kind is built for.
The fair comparison is the studio. At AED 550,000 it has a published price, a fixed payment schedule, freehold title in the owner's name, the owner's own use of it and access to the same hotel services and rental management. A buyer drawn to the hotel should get its terms in writing and set them beside that studio before deciding.
Investment case
The case for a hotel key is usually made with numbers. None is published here, so what can be said rests on the hotel itself, on the visitor trade it serves and on the chance to see the terms before committing.
The hotel is one of the twenty-eight buildings in the master plan rather than a service to be contracted later. Its operation is what provides concierge, housekeeping and security across the whole community.
Fifteen airlines fly into Salalah from seventeen direct destinations, carrying over a million arrivals annually for stays averaging 5.6 nights. A hotel key sits closer to that stream than any private residence.
A swimming pool, refined dining, conference rooms and private event spaces give the hotel reasons to be booked in its own right, beyond the beach, and residents across the community use them too.
Because the structure is unpublished, a buyer registering interest now can ask for title, use and rental terms before paying anything. Nothing on this page should be read as those terms.
Every residence at Mira Ocean Estates is handed over turnkey. The package is specified by the design partner and installed before the keys are issued.

In detail
Because Hawana Salalah is an Integrated Tourism Complex, Royal Decree 29/2018 opens freehold at Mira Ocean Estates to every nationality. The community's standard terms are a registered title deed in the buyer's name. What has not been published is whether and how those terms apply to a hotel key: what exactly is registered, to whom, and with what obligations attached. Ask for the title structure of the hotel element in writing and have Omani counsel read it under Royal Decree 79/2025, the real estate law in force since March 2026.
A private residence at Mira Ocean Estates can be lived in, lent to family or let as the owner chooses. Whether a hotel key works the same way is unpublished. Ask how many nights an owner may occupy it each year, how those nights are booked, whether the khareef months from June to September are available to the owner, and what happens to nights the owner does not use. The answers decide whether this is a second home that earns or an investment the owner occasionally visits.
Professional rental management is available to owners across the community; the programme terms for the hotel have not been published. Before committing, ask for the management fee, how rented nights are allocated between keys, whether income is pooled or earned per key, how often statements are issued, the length of the agreement and how an owner leaves it. Model the return yourself from those terms and the sourced visitor figures, since no yield or occupancy rate is published for the hotel.
No service charge has been published for any home at Mira Ocean Estates, and nothing has been published about hotel operating costs. For a hotel key the list of possible costs is longer than for an apartment, so ask the question broadly. Which costs are deducted before income reaches the owner, which are billed separately, who pays to replace furniture and equipment as it wears, and whether there is a reserve fund. Get the answers as figures or formulas, not descriptions.
The studio is the published alternative. At AED 550,000 its payments are known to the dirham: AED 55,000 at booking and again at contract, AED 27,500 at months six and twelve, AED 55,000 at months eighteen and twenty-four and AED 275,000 at handover. It receives the same hotel services and has access to the same rental management, and its owner decides when to stay. Until the hotel terms are released, the studio is the benchmark any hotel offer should be measured against.
The community is scheduled for handover in Q4 2028. No separate opening date for the hotel has been published, and no operator has been named. Both matter more to a hotel buyer than to anyone else here, since a key earns nothing until the hotel trades and its standard depends on who runs it. Ask whether an operator has been appointed, when hotel operations begin relative to handover, and what the contract says if opening follows completion.
